How to use AI as your Real Estate Agent

House hunting has always been overwhelming (unless, of course, you’re searching as a hobby for the heck of it). 

No matter your motive, property searching websites only go so far.

Between finding the right neighborhood, the right property, and the right price, sifting through listing after listing is a full-time job (hence why people hire agents). 

But, if you haven’t tried it yet, you can use AI to help you with your search. 

Here’s how.

Zillow’s AI search: helpful but not quite there…

Zillow has actually been using AI for years to help users narrow down their search, but that was always behind the scenes.

Now, instead of putting in a zip code or city and adjusting the filters, you can now search using prompts like:

You won’t find a specific search bar for this or a button that says ‘AI mode’ like in Google. Just type it into the normal search bar, and it finds it using its Natural Language Search capabilities. It also seems to work more fluidly in the mobile app.

Honestly, I’ve found it’s just… well… a more natural (or, rather… lazy) way to search than tediously selecting each filter or going through the listings yourself. So, think of Zillow AI as a smart pre-filter, versus a house-picking robot.

Rightmove’s “AI-style” search: helpful, but not magic

Big UK portals like Rightmove and Zoopla are quietly adding AI-powered features.

These sites are using AI to:

 • Recognise keywords and features (e.g., balconies, period homes) in listings and photos so you can filter by them more easily.

 • Personalise recommended homes based on your behaviour, like the properties you view or save.

Some platforms beyond the big two — like OnTheMarket — are even experimenting with true natural-language search tools that interpret descriptive phrases.

Use ChatGPT or Perplexity for smarter home searches overall

Property sites may have AI built in, but they still fell short of what I wanted: something that understands the market and my needs.

While ChatGPT and Perplexity may not be great at finding specific homes, they’re excellent at helping you figure out where to look — and clarifying what you’re actually searching for.

For example, I looked for areas within three hours of NYC under a certain price point, then described the kind of day-to-day life I wanted. ChatGPT went beyond listings, pulling in local context like businesses, news, safety data, demographics, and schools — then compared towns side by side.

Pro-tip: once you find a listing you like, drop the link into AI. It can flag potential issues, suggest design improvements, and help you think through trade-offs before you get serious.

What it’s not good at: live inventory, precise pricing, or spotting listing issues.
